BUILDING SURVEY L3
A Building Survey (often referred to as a Full or Structural Survey) is the highest level of non-invasive survey that surveyors usually carry out during the home-buying process.
Building Survey Report is a detailed survey suitable for any building older than about 1930, but particularly for listed and timber framed buildings or more complex, unusual properties that have been substantially altered, extended, or have significant outbuildings. This survey includes detailed information on construction and provides advice on any defects and maintenance issues. We can also advise on most structural defects, thus avoiding further specialist investigations. We also include photographs, and advice for any remedial works and a legal section highlighting any specific issues for your solicitor to check. This extensive report is based on a detailed inspection in as much depth as possible without damaging the building or vendors property or involving any destructive examination. The report provides an expert account of the property’s condition and highlights any problems in a clear and easy to understand ‘traffic light’ rating.
Budget costs for remedial works can be provided on request for an additional charge. This may help with negotiations on the purchase price. This will also help give you an overview of the liabilities involved with the purchase of the property.
HOME BUYERS REPORT L2
It differs from the Building Survey Report in that the level of reporting and detail is far less with the homebuyer survey and for this reason, it is a relatively cheaper survey type. The purpose of the homebuyer service is to provide our clients with sufficient information to make a reasoned and informed judgement on whether or not to proceed with the purchase and at the right price. It will also be clear what decisions and actions should be taken before contracts are exchanged.
The homebuyers report is a standard report in a concise format and sets out the significant matters relating the property in an easy way to follow, by prioritising issues according to their importance in a clear and easy to understand ‘traffic light’ rating. This report is generally suitable for modern or conventional properties, which are apparently in reasonable condition, which have not been substantially altered or for which is it not intended to carry out substantial alteration or extension.
HOME BUYERS REPORT L1
Level 1 survey includes a visual and non-invasive inspection of the property followed up with a report based on the inspection. Less comprehensive than level 2 and level 3. The surveyor provides the Level 1 service and aims to describe the part or element in enough detail so that it can be properly identified. Provide a clear and concise expression of the surveyor’s professional judgment and assessment of each part or element. Describe the condition of the part or element that justifies the surveyor’s assessment and help you gain an objective view of the condition of the property, with clear ‘traffic light’ ratings of the condition of different parts of the building. Any extra services provided that are not covered by the terms and conditions of this service must be covered by a separate contract.
 
       
       
       
      CONDITION REPORT
Condition Reports are produced for our clients mainly in conjunction with commercial leases and Party Wall Awards. These reports record the state of a property and are appended to the lease at the commencement of a new lease or at the time of “assigning” an existing lease to a new Tenant. These reports are admissible in court and protect interests with regard to potential Dilapidations claims at the termination of a lease. They may also be required as part of a Party Wall Award relating to proposed adjacent construction. We provide professionally documented detailed reports in a table format, known as a Scott Schedule, along with photographic evidence.
SPECIFIC DEFECTS REPORT
These are suitable for homeowners who have noticed a potential problem with their home but don't wish to go to the expense of a full building survey. This survey will fully investigate the issue along with any related elements and provide a full report with recommendations.
ALL PURPOSE PRIVATE VALUATIONS
A private valuation is a basic report that is similar to that required by banks and other lending institutions prior to offering finance. We carry these out for a wide range of different clients and for different purposes.
The report will comment on the property's construction, accommodation, and valuation. Vital or significant repairs that will impact on the property's value are also noted.

Buy To Let surveys are designed to give landlords and investors a clear and concise understanding of the property they are intending to buy.
